Banks are limited in the loan programs they can offer and if you don't fit into the "box" they will indeed deny you. A Mortgage Broker has hundreds of lenders (some of them banks) but more importantly the majority of their lenders are aggressive and have hundreds of loan programs that will accept your credit score. I'm sure your past brought your score down to some degree but all is not lost. I highly recommend consulting a Mortgage Broker and see what they can do for you. When selecting a Mortgage Broker choose someone who has lenders nationwide as they will fight for your business. Make sure you understand everything and don't be afraid of asking questions. A good Mortgage Consultant can answer your questions and give you piece of mind and foresee any potential problems that may arise during the process.
